Evolution and Driving Factors of “Production-Living-Ecological Space” in Rural-Urban Fringe of Beijing

Taking Chaoyang District of Beijing as an example, this paper identified Production-Living-Ecological Space in rural-urban fringe, and described the spatial pattern evolution with the help of transformation matrix and spatial analysis tools. On this basis, the spatial metrology models were selected to analyze the driving factors of space conversion. The results show that, 1) from 2005 to 2020, according to the spatial order from near to far from the city center, the scale of Production Space was reduced and concentrated, the Ecological Space formed a green ecological landscape belt in the periphery of Beijing, the Eco-Agricultural Production Space and the Life-agricultural Production Space were rapidly reduced, and the Living-Non-farm Production Space was rapidly expanded in the point-line-plane order. 2) From 2005 to 2020, the shift of Production Space to Living-Non-farm Production Space was always the main direction of conversion, the Living-Non-farm Production Space continued to gain a large amount of inflow, and finally became the largest space type in the study area. 3) From 2005 to 2010, driven by population, economy and industrial factors, the Production Space converted into Living-Non-farm Production Space, and Eco-Agricultural Production Space converted into Production Space. From 2010 to 2015, population and economic factors further drove Production Space to Living-Non-farm Production Space. From 2015 to 2020, driven by the policy and industrial factors, the Production Space converted into Living-Non-farm Production Space or Ecological Space.

Influence of Real Estate Regulation Policies on Housing Transaction Price: Taking 29 Cities in China as Examples

This paper studies the effects of four kinds of real estate regulation policies, including home buying restrictions (HBR), home loaning restrictions (HLR), home price restrictions (HPR) and home saled restrictions (HSR), on housing prices in 29 large cities in China from February 2016 to May 2018. The policy intensity index was constructed by policy scoring method, and a fixed effect panel model was constructed. The effect of policy regulation was analyzed by focusing on the first-tier and second-tier cities of different sizes, and the effect of policy regulation was analyzed by transmission theory. The results show that the HBR and HLR can play a regulatory effect on the first-tier and second-tier cities. The HPR and HSR have certain regulation effect on the first-tier cities, but the effect on the second-tier cities is not obvious. This paper argues that government should persist in carrying out the HBR, and release policy according to the city, accurately grasp the law of the timeliness of the policy.

Research on Accessibility of Medical Treatment Based on Grading Treatment: A Case Study of Weifang City Center Area

Based on GIS technology, the improved two step floating catchment area method is applied to study the accessibility of medical treatment in the Weifang city center area and assess the impact of graded diagnosis and treatment on the accessibility of residents with the community as the basic unit. The conclusion is that the accessibility of medical treatment in the downtown area of Weifang is multi-centered, and the accessibility of communities distributed in center, northeast and east part of the city is relatively high, and those at the edge of the central urban area is low. The medical accessibility is improved under graded diagnosis with different referral rates, However, because the second and third-level hospitals are concentrated in the central and northeastern regions, graded diagnosis and treatment will also aggravate the differences in accessibility between communities, which makes it difficult to maintain fairness. Therefore the layout of medical facilities should be improved by guiding medical resources to the fringe areas of the central city, and locating primary medical facilities in the center of the community to improve the convenience of residents.

Study of Quit Willingness of Farmer’s Rural Residential Land from the Prospective of Human Capital: Case of Xinxiang in Henan Province

In order to explore the influence factors of farmers’ quit willingness of their rural residential land from the perspective of human capital theory, the authors report a survey from Xinxiang, a traditional agricultural area in Central China, and research the quit willingness of farmer’s rural residential land through interview and questionnaire survey. The authors build explanatory variable index system from three aspects: human capital, economic capital and land assets. A method of Logit model is applied to explore the main influence factors of farmers’ willingness to quit the right of farmer’s rural residential land. The results indicate that farmers don’t want to transfer their rural residential land in traditional agricultural area. Human capital is the important factor to affect the transfer of farmers’ rural residential land. Farmers’ knowledge and experience is important and significant for their quit willingness, rather than farmers’ education level. In addition, the impact of economic capital and land assets on farmer’s quit willingness is not significant. The research suggests that the government should raise farmers’ human capital from the aspects of enriching farmer’s knowledge and experience.

Research on Construction Land Evaluation Based on Land Ecological Sensitivity Analysis

The methods of land ecological sensitivity analysis were discussed, based on the concept of “protection goes first” to the construction land pattern. With a combination of comprehensive index method, fuzzy evaluation method and RS/GIS approach, an integrated method of construction land suitability assessment was proposed. It offers three factors that mainly influence the construction land-use environment including land ecological sensitivity, natural condition and social economy environment, and it introduces the fuzzy membership functions to improve the model algorithm. The evaluation results would hierarchically display different land ecological sensitivity endowment and land-use environment, which leads to analyze the construction land spatial distribution in a land ecological security pattern. Taking Xiangjiang New District of Changsha City as a case, 14 indexes were chosen in accordance with the local conditions, to assess construction land suitability of this area. The results objectively show the region’s land ecological environment and land-use condition, and give an ecological security spatial arrangement of the construction land pattern, which can provide guidance to land-use planning of the “resource-economical and environment-friendly” society.
